We just had a house built last year and moved in late Oct 06. We have been seeing several cracks in the house on the walls, floors and bathtubs. There are also a few closet doors that do not open as easily as they used. The jacuzzi in the master bath (located directly above the garage) leaks into the garage. Is all this normal or am I correct in assuming that we may have foundation issues? |

First of all no leaks from the plumbing is NORMAL and that needs to be fixed before more damage is done.
As to the cracks it is really hard to tell without pictures and even then it is guess work up unless seen close up and maybe making measurements.
Ideally there should not be any cracks. But in some areas green wood is used and the houses are not allowed to dry out before finishing. So as the lumber drys it shrinks and you will get cracks and sticky doors. That is all cosmetic and the builder should fix it in 1 year warantee.
But, as you said, there is possibilty of structural issues.
How is the foundation constructed. And how much is visiable, either inside or out?
Are there any cracks in the foundation? And are they increasing. |
