Building on Sand

I'm wanting to build a home with a basement on a wooded lot that is made of us tivoli fine sand. The lot is next to a river but high and far enough away to not worry about the flooding, but building on a sand foundation has me concerned.

Is it even advisable to build a home with a basement on a lot that is conprised of sand? I'd appreciate hearing from anyone who has knowledge or experience doing this along with any advice on even if I should attempt it.

Sand will pack very well if it is contained. But in an area that is all sand with no containment it will not be suitable as a sub grade for a foundation. The foundation will have to be excavated to solid ground. Your local building inspector will have to approve the sub grade before any concrete is placed in the footers. You may want to have a soils engineer take a look at the site before you proceed with any construction plans.
