Thanks for posting comments on Clayton. We will be building shortly - should be finished & moved in south of Fredericksburg, VA by June. Your comments and advice are appreciated. Certainly interested in future posting. As soon as we are further along, I will provide as much info as I can.

A short reply: Two more things we are very pleased with: the house is staying very comfortable with excellent heat distribution; the water fixtures in each bath and kitchen (Moen) are apparently of high quality. A couple of things that we replaced: the two shower heads (the stream was sluggish -- I wanted more of a pulsating flow) so I replaced them with a simple pulsating type--and the locks on the doors required some jiggling so I replaced them with lever handle knobs/locks from Lowes. I had a water pressure regulator installed keeping pressure at abourt 50 lbs (sometimes, the pressure in our neighborhood -- a valley with surrounding mountains--was very high and I was told by the building inspector that sometimes the high pressure could cause leaks)-- I was also advised to install a " sewer backup preventer " --which I did--that would keep pressurized sewer from coming back into the house. When we removed the curtains to change the window treatments (we wanted pleated shades) in our Clayton/Richfield mod we found a few "drywall cracks"-- some very small and almost invisible but a couple were obvious. I contacted our dealer, Benny Lowe at LUV Homes in Kingsport, TN. He immediately sent a very competent drywall man who patched and repaired all the cracks in a very acceptable manner. We did the painting in the bedroom and morning room as we wanted "clay" color in the MR, and "artichoke" (green) on one wall in the BR. We had already painted two walls in the living room (a shade of red). There were no cracks in the living room. A final word about Benny Lowe---he has done everything possible to please us. At this time, we are extremely pleased with our home and LUV home service. bjackm

If you are seeking to buy a modular DO NOT go with Pro-Built homes in Mifflintown, PA...we did and we are SORRY. We have had numerous, expensive problems and they will not back their warranty.

We moved into our Clayton/Richfield mod home in January (see previous messages). UPDATE: house is doing great -- no re-occuring wall cracks, malfunctions, etc. A few minor cracks that came upon movement of the house to the site were easily corrected. Two disappointments: no overhead lights in two closets--now correcting that myself. And, Entry porch construction, plus sidewalk, has been quite expensive. Didn't want a cheap type deck as many manufatured homes have. Just now getting these two entry porches finished--very pleased but costly. Our house has 7/12 roof pitch, 9 ft ceilings, very large rooms (2,205 sq) 3 sectional construction, etc. It is in city limits among stick built homes and receives lots of praise from neighbors. Don't let stick-built or crane mod promoters tell you that a Clayton mod is not "really" a modular---this is reckless and ill-founded talk. Our Clayton mod house is very well built and very comfortable. Will check this post in the future to see remarks and to post a final report when we have owned this home one year. bjackm

2/23/08: This will be the last update thread to my earlier messages regarding the home we have now been in for a little more than a year. But will check this forum occasionally to see if any questions remain unanswered. This mod is our second home--we spent 40% of our time in it in 2007. Basically, it is a nice, well-constructed home. Just a few things have had to be improved: 1) better door locks 2)better paint on the crown moulding 3) plus, a few repairs that were mentioned previously on this thread (a few drywall repairs, etc. but nothing really large). The heat pump works fine unless the temp goes down below low teens at which time, we use extra space heaters in the room that seems a bit too cool--A/C works great. The plumbing fixtures are outstanding. The carpeting is wearing well. We replaced some of the lighting fixtures with better, more stylish ones. We replaced most of lthe window treatments with better shades, etc. The vinyl siding is not so good--very thin. I hit several rocks mowing before the grass covered the yard which slammed against the siding and knocked three holes in the siding and broke two of the windows. I was sick about it but plan to make a a patch on each hole from electrical cover plates and will replace the window (was one of the double pane windows --outside part was cracked). Final comment: we are proud of our Richfield mod--receive a lot of compliments--love our stone fire place, tall ceilings, large crown moulding, roominess (2,205 square feet), floor plan etc. Would do it all over again. My husband and I have an appt. with clayton modular homes this coming saturday. I was wondering if your home is really good/nice. Does it compare to what they tell you?

Basically, our mod is a good home. Siding is not too good (very thin). We replaced some of the lighting fixtures (our taste mostly). Heat pump is not sufficient when temp goes into single digits. Have added unvented 32,000 btu fire logs to fireplace which helps us stay cozy immensely. May add another supplemental propane wall heater in the kitchen/eating area before next winter. We added: separate garage, porches, sidewalk, storage shed, and repainted some of the rooms (our taste--altho I should say, the orig flat paint was not very good - couldn't be washed and was very thin). Two things we learned: high mod taxes and expensive lot preparation. But we like this home. Excellent plumbing fixtures, insulation and floor plan.
