RANCAR - hi, the last house I rented had a whirlpool tub in it. We used the stuff you use in spas and it seemed to work well. The mold is probably forming in the tubing that circulates the water from the pump through the jets. Be sure to use hot water, fill the tub as if you were going to use it, then turn on the pump and slowly add the cleaning solution to the water. It's best if the solution is dissolved in the water. If it doesn't seem to dissolve in the tub water, you may want to dissolve it in an old stock pot on the stove first, then dump that into the tub's water as it circulates. Also, be sure to run the pump 15-20 minutes. You may need to repeat this sequence 2 or 3 times to get it cleaned out well. I found the problem with my tub was caused by the wife using those bath oil beads on occasion, so I made it a point to use the cleaning solution every 3 months and that worked well for the 4 years we lived in the house.
