1. We found that our modular home did run significantly less than the site built plan would have been, but I think 15% to 20% may be a little on the high side.

2. You can't get any greener than a modular home. There is very little waste produced at the factory. Every scrap is used. The ultimate homeowner energy consumption will be obviously based on the materials used and not a specific construction style.

3. If you chose to exercise your "architectural freedom",
like we did at first, we found that the price of the home went up and the value went down.

With our construction project, we kept it simple and worked within the manufacturers (North American Housing Corp) catalog and standard options. We ended up with more house for our money than if we had made a lot of changes.

Find a good contractor in your area who is familiar with modular construction and has a working relationship with the manufacturer you like. Get your financing arranged, set a budget, and talk to builders! Most importantly, LOOK AT THE HOMES that are set and ready to move into. Many manufacturers build to the lowest construction standands they can and still meet code. They cover up their shotty workmanship with curtains, fancy flooring and overdone kitchens and baths in their models that no one really buys!

Building a house can be fun! Enjoy!
