I had someone put a new roof on the house about 2 years ago. I was not very happy with them at the time. I have since tried to get them to come out to put new high-capacity roof vents in, only to end up doing it myself because they would never call me back. Now, I have noticed a water leak when it rains on the ceiling and into the front window. I have been on the roof with a hose and the leak is the upper portion of the skylight probably where water pools. I am wondering about these options: 1) call the lousy roofers back out to repair this 2) call somebody else out to repair it 3) caulk it myself (and repeat as needed). Help.

If you "caulk it" yourself, make sure you get the right sealer - not caulk.

Did the new unit come with flashing for the "top" side? I have some skylights that were professionally installed. They have different flashing kits to use, depending on which way the skylight is installed - long side up, or short side up.

I wrote caulk but I would use black silicone roof sealant. I would rather have a longer term solution. The skylight is almost 25 years old like the house. It appears that the roofer used the original metal flashing for the skylight; I see flashing coming out from the skylight and under the shingles. The skylight is about 20 X 40 inches with the short side up. I looked in attic and see that the water is coming in the top side of the skylight and it is not a nail leak. I wonder how hard it is to retrofit install a flashing kit.

Your Roofing warenty is only as good as the company that stands behind it...where are you located..I have been know to do free work to people that have been shafted.

I use geo-seal..its 100% silicone...dont use tar or roofing cement...it will only last a few years then crack.

If the skylight was roofed right the first time you would need any silicone at all...good luck....usualy to get a roofer to come out and fix that its starts at 300.00 and goes up....

If you have a new sub-divison around you go there and find a roofer that is working on a new const house...where is only 1 or 2 guy..these are usualy the roofers just starting there company...you can get a good roofer there for a cheaper price..
