I'm sketching the preliminary floorplans etc. for a my new home. The next step will be to choose, and have them done officially by, an architect. I thought my question was a simple one but my research so far has proved that wrong. The question: What areas of a home used to estimate the homes square footage? As we all know there are bedrooms, living rooms, kitchens, closets, stairwells, baths, garages, pantrys, porches, etc. Which areas of a home's overall square footage (exterior length times width) are not counted when calculating price/cost per square foot?
