I was poking around in my attic recently for an unrelated problem, and noticed what appeared to be stained insulation(blown in type). I checked further and found that the plywood section over it looked stained also. I poked my finger at it, and inspite of the very recent heavy rain, it was dry, but very soft. How hard would it be for me to remove the surrounding shingles and replace that section of sheathing? I am very handy and have help available if it is within my capabilities.

The soft plywood and stained insulation are the sign of persistent moisture, either from a leak, or from condensation. The fact that it is dry at the moment, may mean that you've recently replaced the roof and fixed the old leak. However, some exloration is required before you start fixing things. Is this the only spot that is soft? Do you have adequate ventilation to ensure that the problem is not due to condensation? Are there any other places that show evidence of prior water entry?

Once you've diagnosed the original source of the problem, you can move to the solution. If that's the only spot that's affected, and the source of the moisture is understood, then fix the problem at the source, and then replace that section of plywood. However, I would still suggest you contact a good roofer and have them do a thorough inspection - there may be other things you are not able to see.

Thanks for the reply. The roof is approx 7 years old. When we moved in, we noticed a stain on the ceiling. I found the source by following an old trail. Anyway, I don't believe I have an existing leak. The insulation is dry, just stained. As for ventilation, that is a possibility, have 2 powered attic fans plus have caps that allow air to exit.

So far, that is the only spot found, but I am continuing to investigate. More evidence that a qualified home inspector could have saved me<G> Anyway, looks like it's about time to take shingles off and cut out a patch. Thanks again!
