SQUEAKY OLD HOUSE

1) are these problems (joist cracks, little termite damaged area) common in the house this old?
---YES, IN MANY OLDER HOMES THESE ARE COMMON PROBLEMS.

2) if i want to put some sister joists on, who should I call? a floor specialist, a carpenter or some one else?
---A GOOD CARPENTER/REMODELLER WILL PROBABLY BE YOUR BEST SHOT. ALSO, A GOOD FLOORING CONTRACTOR MAY KNOW OF A CARPENTER TO DO THE JOB.
3) how can i tell the termite is under control, if there is any.
---HARDER TO ANSWER. LOOK AROUND AT THE OTHER JOIST AND BELOW THE JOIST FOR 'FINDS' DROPPINGS FROM THE ANTS/BEETLES/TERMITES. MAY BE TREATABLE WITH 'TIM-BOR' OR SIMILAR BORATE PRODUCT.
