Sneaky Realtors- Great Information

I am a local realtor from livingston county Michigan, and something has come to my attention in the last few months with alot of realtors. It seems realtors in this hard time are getting a bit too hungry for their money and will sell people anything without fully doing their jobs. I have heard more horror stories lately than I can handle. I won't drain everyones time here but when choosing a realtor get a referral from a friend/family member or make sure you trust him, never let anyone push you into a deal and make sure he/she is doing investigations where they should be, and putting his focus in your best interest not theirs. I am working with a realtor who was recommended by my mother. This lady is a little old but has been in the business for a long time. I am currently looking to buy my first home and I think I found it. It is a brand new home, not quite finished yet.The price of the house was listed at 239,000
then went to 249,000. I asked my realtor how it went up already and the house isn't done yet.She really didn't give me an answer.I am stuck between a rock and a hard spot. this lady is my second realtor. I trust my mom's judgement but think all realtors with the economy the way it is, just want to make money and not work with the buyers anymore. do you have any suggestions. thanks

If the sellers did additional work on the home and decided to raise the price to reflect the new work done then that is not abnormal, but if they decided to raise the price for no reason then that is kind of odd. Ask your realtor to do a market analysis on the home, this will give you a good guideline of pricing (she should do this if you are prepared to make the offer anyway) but make sure you see something on paper not just a number thrown in the air. If you feel the price is far to high and still like the house, make an offer it cant hurt, you can still negotiate but know when to let go if it gets out of hand. If you feel the realtor is not working in your best interest walk away and find somebody new, if you have a buyers contract, have her release it. if you need more info write my email so I can respond right away at reedm@realestateone.com depending on what area of the country you are in I may be able to refer you to a good agent if you decide to look for a new one, I have alot of good people I met over the years. either way I'll be here if you need. talk to you soon
