You should probably get the fan motor replaces. Bathroom exhaust fans eventually get gummed up with dust , hairspray & other contaminants & oiling them usually isn't a long term solution.
Look inside the fan for the model number, unless it is really old, a Nutone dealer should be able to get you a replacement.
