I have heard the term "True Modular"...anyone know the difference between a true versus a regular modular?
Also...A Mortgage company I spoke with told me that if the modular has a steel chassis, they will not 100 % finance...the modular MUST have a wood frame, not a steel frame, in order for 100% financing.
Anyone know about wood chassis (frames) on modulars?

On frame modulars will not have same apprasal value as off frame (true modulars). Off frame modulars or system built homes apprasal value will be the same as a stick built home.
