kmdahl, please update us on this posting.

It sounds like this is familiar territory to homebild, and I respect that. I will most always defer to a pro's opinion. (As I mentioned previously, I'm not a real-estate pro--I'm just a cheapskate!) :)

I would wonder, however, why YOU should have to pay for this (being that it's almost SUMMERTIME). I mean, why should YOU pay for this expense--and NOT the seller? Homebild--have you seen this clause? Would you sign it yourself without a second thought? I am curious.

Wouldn't the next logical extreme be for them to ask you to pay for an improvement made a couple of years ago?

STATUS PLEASE!! -- How goes your proceedings? And one should never forget that practically EVERYTHING in real estate is negotiable.
