foundation and roof repair

We have an odd situation. We bought our home 2 yrs ago. We had been told that foundation work had been done and that the house was ok. 5 months ago we had to have a hot water slab leak fixed. Recently we noted that several doors now do not close properly and have been told that we need foundation work. One corner of the house is about 1.5" to 1.7" low. Also recently after several hail storms we noted that our roof has some leaks.

Problem - I am not clear that we can afford both foundation and roof work at the same time. Can the roof be replaced before the foundation work?

I would not fix the roof first as the foundation may require lifting before stabilization. With the house being stick built lifting would twist everything and possibly damage your repairs. You should also give the house several months for the boards to "relax" into their new position.

Repairing the leaks

I would recommend you have a "certified" home inspector take a look at your situation. He/she will be able to determine the severity of both problems and give you sound advice on the course of action you should take. This is an inexpensive way to insure you address the most pressing problems first.

In any case I would recommend you at least have the leaking areas of the roof repaired (without replacing the entire roof) as a temporary action or you may have additional water problems to deal with as well and will progressively get worse.
