Preparing to sell your house can be an overwhelming time. One of the biggest worries is whether you'll get the sale price on your home. HGTV.com suggests four home updates every seller must do. They are:
1. Minor Bathroom Remodel 2. Siding Replacement 3. Minor Kitchen Remodel 4. Attic Bedroom
For each remodel, the article includes the cost of the project, the average resale value and the percentage of the cost recovered. Very useful information if you're considering a renovation and planning a future resale.
Thank you for the tip on the addition of an attic bedroom.
I would have never guessed that having an attic room was even an attraction, then knowing that the return rate is over 90%.
We do a lot of remodeling when we move into each home and when we buy homes to flip, so we will definitely use this chart as a guide to what fix ups we should focus on.
If you are considering creating a bedroom in an attic you probably will need to sister new lumber, e.g 2x6s or 2x8s to the existing ceiling joists. This will help to ensure the new bedroom floor won't flex and cause cracks in the ceiling drywall below.
Thanks Mark. If I run across a house with attic potential, I will definitely have to hire an expert. I can do other remodeling, but I think I may be out of my league. But your tip will help me to know to watch the contractor to see if they are doing just that.
