Fast Protection - Step by step

1. Prepare SurfaceThoroughly clean surfaces and remove any coatings or residue. For tough build-up, Miracle Sealants Miracle Heavy Duty Cleaner Acid Substitute is recommended. |
2. Apply Sealer to Dry SurfaceIn a well ventilated area, use either Miracle Sealant Mira Brush applicator or a clean, lint-free cloth to apply enough sealer to wet the surface. Allow to stand for 3-5 minutes for full penetration. |
3. Wipe Excess and BuffAfter no more than 5 minutes, remove excess liquid and buff surface with a lint-free cloth. Do not allow sealer to dry on the surface. |
Allow to CureAllow to dry 3-5 hours, until dry to the touch, before light foot traffic. For best results, keep treated areas dry and free from staining agents for 72 hours. |

My project.... 200 sf kitchen... light toned marbled colored porcelain tile with raw or a matte like finish... grout is a matching light earth tone cement based sanded grout.... tile gap around 1/2". last sealed 10 yrs ago with a water based sealer.
Sealer was applied using a plastic squeeze bottle with a pointed tip... filling the grout groove completly...
1st coat... some soaked in completely, other spots were still standing after about an hour... then lightly wiped the floor with a clean rag to soak up a bit of the standing sealer... then let dry for 8 to 10 hours...
Note... odor was noticable but not bad... opened windows 70F outside temp... very livable for me... others may disagree... a small bathroom would be different.
Matte/stone like finish of the tile created no streaking problems... first coat i was careful to wipe the tile to make sure there was an even "look" to the way i wiped down the tile.... later coats I wasn't as careful... there were no streaking problems... but the tile was a matte stone like finish.
2nd coat... applied in a similar manner but I was much sloppier with excess sealer filling the grout grooves and much sealer "slopping" over onto the tile... 2nd coat didn't soak in as much and after 2 hours I wiped the floor down with a rag (not dry, the floor was wet when I finished but no standing sealer anywhere)
Note... there was significant darkening of the grout just after application but it dried to it's natural color after 8 hours or so.
Note... I wasn't stingy with the application... mostly flooding the grout grooves to get a good deep penetration then wiping up the excess after several hours.
3rd coat same as second... then letting the floor dry for several days before planning major activity or usage...
My advice....Probably for everyone who is using this product the MAJOR part of the effort is the cleaning and scrubbing of the grout lines all prior to the sealing effort... that's why I picked a sealer that will last longer than the cheaper waterbased systems. apply it liberally and let it soak in.... it may cost you an extra quart but you will get a good seal.
