Can get great buys when the sellers are wanting to move to condo, etc. Their home they have for sale is most always well taken care of.

Marketing & staging a house to appeal to the buying demographic in that specific neighborhood and price-point is key. Marrieds are a big segment, but each city has neighborhoods that appeal different segments of the population. Research will pay dividends!
