- Dip in floor
We have a 25yr old home that has a steel beam on the second floor. One side of the beam is 1/2" higher than the other side. We had hardwood floors installed several yrs. ago but the installer did not take the dip out of the floor. We are now trying to sell our home but potential purchasers are questioning the dip in the floor. One flooring company wants to tear out the entire floor and build it up. A friend recommended taking up at the end of the hall and adding a transom or threshold leading into one room and just taking up only the master bedroom floor. Do you have any recomendations?
I think I'd put down carpeting before I'd take up the wood floor. Our floor in the front room has a hump in it that wasn't noticeable until we pulled up the carpeting and put down hardwood.
You could also have a structural engineer sign off on the structural integrity of the house and provide that to any potential buyer.

Daniel...thank you for your suggestion. We had another contractor look at the situation this past week and he suggested "feathering" by using stacked tar paper folded then taken out at various levels to about six to eight feet. Thus making the "dip" less of an issue. We did consider carpet which would need to have various padding used to take up the difference in height. Your other alternative, to have a structural engineer provide a letter of integrity is a good idea too.
