I HAVE A RUBBER EPDM RUBBER ROOF IN NEED OF REPAIR OR REROOFING----I HAVE HAD 3 CONTRACTORS GIVE ME PRICES AND OPTIONS WHICH IS THE BEST ROOF?? THE ROOF IS 62X19----
1. FIXX THE HOLES AND TEARS AND REPLACE ANY WET OR ROTTEN WOOD AND MATERIAL AND THEN WITHOUT A TEAROFF PUT ON A NEW RUBBER MEMBRANE OVER THE OLD.
2.COMPLETELY TEAR OFF THE EXISTING RUBBER MEMBRANE AND REPLACE WITH A PEEL &STICK MEMBRANE WITH GRANULES AND A WEATHER PROOF UNDER LAY UNDER THE NEW GRANULATED MEMBRANE
3. REMOVE THE EXISTING RUBBER ROOF AND PUT ON A 20YR COOLSTAR ROOF WITH 2 INCH INSULATION UNDERNEATH FLASH WELDED SEAMS.
THE FIRST OPTION IS THE CHEAPEST AND KEEPS GOING UP SIGNIFICANTLY BY 3 TIMES THE FIRST OPTION BUT WILL I REALLY GET 20YRS SERVICE OUT OF IT AND WHICH IS THE SMARTEST MOVE--I DO NOT WANT TO HAVE TO DEAL WITH THIS ANYTIME SOON AGAIN BUT WHAT IS THE BEST VALUE--CAN ANYBODY HELP--MY BROTHER SAYS GO WITH THE CHEAPEST IT ALL THE SAME IN THE LONG RUN.
