Hopefully you can help me. Our Condo complex is thinking about getting our siding replaced. The contractor initially said that we would only have to replace 50% of the T-111 siding, but now he said that "because of the warranty" we have to replace 100% of our T-111 siding. Some of the siding on the bottom of the building is good. What do you think?

frankly, I am surprised at the thought of replacing T111.
Generally it is sheathing and siding all in one. You lose some structural capacity ijn the act of replacing it, unless you have normal wall sheating under it fastened directly to the studs.
If it is acting as sheathing too, a common procedure is to let it continue it's existance as a sheathing material, and install new siding over it.
