Hello...we're planning to raise the back roof on our cape cod...right now we have a finished room upstairs and will
be making it into 2 bedrooms and a bath...we will be getting estimates shortly, but does anybody have any info
or websites on things like this? they use the same roof or is it replaced?...we like to be somewhat informed
before we have somebody come in.....thanks!

If you are adding two bedrooms and a bath then you should have drawings ready for the builders so they can give a proper estimate.If you had the drawings,you would probably see that the existing roof over the area gets removed,walls are extended upward,and a new roof is built over the added rooms.It's pretty difficult for anyone to take on a job this size without some sort of drawings.

Thanks for your does anybody know how planning works? Do we hire an architect to draw plans? (this could be a huge cost in itself...before we even know if we can afford to go through with it!) or can we sketch rough plans for the time being in order to get in estimate...we just want to know the cost of the project before we get in over our heads...Thanks!

Sometimes the builder has the ability to do drawings or can advise you about architects in the area. They might be able to give you a price estimate that includes the cost of the plan.
I had an addition done to my house last year and the builder had a nice computerized system that produced drawings that were then turned into larger plans - all part of the price.

Yes,with a job this size you really need the drawings as well as someone to point the finger at in the unlikely event things don't go according to code.You'll be adding electrical, as well as plumbing,not to mention a new load on your existing home.An architect (or builder plan) is really insurance that things will work out and it will be someone elses responsibility to take a loss if it doesn't.
