For anyone interested in using Timbertech XLM... I installed a tri-level deck, 750 sq/ft, about two years ago. I used the hidden fasteners and, at first, the deck looked great. Now, over time the deck has lost it's luster. I have boards that are turning black and / or chalking. Timbertech replaced a half dozen boards at no cost but, it's a real pain to replace the boards since I used the hidden fasteners. I have found little or no expansion / contraction since this is a all PVC material but use plenty support. My main deck is 12" o/c, the less used decks are 16" o/c. Do not span more then 16". Stairs are also a pain since they need 9" o/c stringers. Since the material is only 1" thick, it forms easily to uneven supports. The deck does get HOT in direct sun. The advantage over redwood, no splinters. And lastly, the railing materials are very expensive. You can easily spend as much on the railing system as you do on the decking.
