I have a 19 yr old torch down rubber roof (what the contractor that did it told me it was). He torched it down from a roll, and the smell was horrible. It needs a new coating and is shown some wear where the old silver coating has worn off. I have used caulk wear it meets the side of the 2nd story of the house and seemed to be pulling away, and Karnac flashing cement wear it looked cracked and meets the aluminum flashing around the chimney. I really need to preserve the life of the roof so I want to make sure I'm using the correct product. It has a smooth finish not granular.
