Roofing is the protective shield for the workers working inside any location. So it is important to do a regular maintenance of their commercial roofing which give protection from the other harmful climate changes. Many people do not take it seriously because it may take large part of their money but for a long term business success it is required to do so.

As a kid I used to install SIS (16" seams AKA double) roofing cold applied and some built up roofing systems using "hot" and 4 ply 15# felt with gravel and tapered insulation to prevent ponding on a flat roofs

Many of the roofing systems I work on in Manhattan are well over 50 years old gravel roofing and the only time I am called is then it comes time to replace the existing drains with cast iron and 4 PSF Sheet lead

to many so called "roofers" today think using a single ply torch down down makes them a specialist and some have no idea about a proper pitch pocket around roof penetrations such as a vent terminal.

There are a host of roofing types out there and even an upside down roofing system were the insulation is on top using river rock as ballast

Ask your roofer what type of counter flashing they use and if they say 14 Oz copper ask them why not use lead coated cooper for much more longevity.

A home owner only has make sure there is no fish mouths, alligatoring, flashing and counter flashing is in tact

When in doubt about roof integrity most decent master plumbers can explain what to look for as we install the drains and know what to look for to prevent water infiltration.
