I just purchased a new home with a painted deck. The paint on the deck has been slowly peeling away. It looks like whom ever painted this only applied one or two layers of paint to the entire deck, lattice, support beams etc. I was thinking of completely tearing down the deck and having it redone. However after reading a few posts, I am thinking of stripping the paint with a power washer, sanding it down and then applying a water sealent. Is this the correct way to do this? Any ideas or suggestions????

yeah that sounds about right but make sure when you do it that it hasnt rained for a while you dont want to seal water in it.
A painted deck sounds like a losing proposition from the start. Wood exposed like a deck will never retain paint without peeling & cracking. Also, it could be treated wood and painted too soon (less than about 6 months). A power washer that will strip the paint will also tear into the wood and your results will never satisfy. Really ought to consider the tear down and rebuild with a composite wood product like Trex or any of the other good brands. Never needs sealing and will last many times longer than real wood. Initial cost will be more than real wood but the life time maintenance costs will more than make up for it.
