I am looking to buy a home and have found what would be the perfect one if it weren't for one thing - asbestos. In the disclosure it states that the pipes are enclosed in asbestos? It also says that the asbestos is cotained. If I choose to buy the house (which is in Connecticut), should I have the asbestos removed? It would eventually have to be done anyway, right? And how much would that cost? Would I be able to ask for a price reduction on the house? Also, it is a very old house. Would the removal be destructive to the home? Please advise.

My experience with asbestos (I am not a pro or anything). Lenders and insurers can be a bit sticky on it--but these days MOLD is probably a bigger hot-button issue. There are an awful lot of houses that still have asbestos.

If the asbestos is "loose" (or could be inhaled), it can be a danger. Asbestos can be expensive to remove. As everything in real estate transactions is negotiable, why NOT ask for the owner to kick in for its removal?--esp. in a buyers market.

Just my bottom-line opinion: If the house is in a great neighborhood--of more expensive homes in good condition, this is "LOCATION, LOCATION, LOCATION" -- 3 items that are considerably more important than "ASBESTOS" on the list. There are a lot of houses for sale these days, so you can be picky. But LOCATION trumps other factors.

The two ways of dealing appropriately with asbestos are removal and encapsulationj. It sounds like yours has been encapsulated, based on you wording - contained. A house inspector can tell you this for sure, and much more about this potential investment
