I have a rather small kitchen and I thought of opening it up a bit, giving it the appearance of being larger by cutting a window in the wall above the countertop between the kitchen and the family room. My question is, what will this do to the value of my home. Will it raise, lower or stay the same?

I don't really think it wouold lower your value. If the family room is a place where meals can be had, it's a plus. For the mother with young kids it provides a window to see what the youngins are doing in the family room.

The house value will remain about the same, but the cost could be significant if this is a load bearing wall or if you are in seismic zones suich as some of california where shearwall engineering comes into play
