I have a brick chimney where 1/4 inch pieces of the face of the brick fall off. Apparently, moisture is getting in and freezing in winter. I have tried to seal it and have painted it with no success. It has been suggest that I stucco it or frame it in. Any suggestions?

OUr 50 year old flagstone chimney is leaking. What is the best solution to this problem?> We have been told to cover it with hardiplank type of material. What do you suggest?
