I had an appraiser come to my home from the bank to refiance, and I was alittle shocked to see him look into all my closets. The livingroom, which he asked was one first, the sons rooms, and even mine. Is this normal?

Hello Arlene,

I'm not a real estate professional by any stretch, but I've been on both sides of such transactions a number of times.

One thing that comes to mind is that a "Bedroom" really doesn't "count as a bedroom" unless it has a closet. He might have been checking this out.

Square footage also comes to mind. I don't think I'd be too "creeped out" as long as he didn't spend TOO much time on it.

He wasn't trying on your shoes or anything, was he? :)

What do you keep in your closets? He probably thought you were selling the house anyway and who knows what buyers are looking at when you leave the house.

Maybe the appraiser was looking to see if you had walk-in closets or cedar lined closets.

I wouldn't worry about it too much.

The normal things in closet ie clothes, shoes, actually even neat & tidy. I was just kind of surprised that he looked in each & every one, even when you could tell they would be small, other than mine, 2 walk-ins. Cedar lined they are not, just an average closet, average house.

Well glad to hear there were the "normal" things in there. I'd kind of be curious to see his report....I can see it now. "Comparable sales",..."Construction quality",..."Contents of closets", and the like.

Glad we could make you smile a little; hope you got a good re-fi rate.

I, Myself am an appraiser and can possibly shed some light on why we look into closets.

1. We need to report if the residence we are inspecting has attic access. These often appear in closets.

2. We Appraisers are required to draw a sketch of your home's floor plan. Peering into closets often allows for a more " accurate " depiction of your homes layout.

3. Most Appraisers have a routine when inspecting homes. Adhering to the routine assists in a more complete, thorough & consistant appraisal report. ( I routinely . . briefly peer into closets as part of my routine. )

4. I would not be concerned, actually it is to me, indicative of a more thorough appraiser.
