Just out of curiosity, what would be standard upkeep and updates for a home built in 1965?

My concern is centered around bathrooms, paneling (walls) as well as furnaces and a/c units. I'm interested in a home (3000sqft) that has neglected to update any of these items, so they are all original. Some of the elements of the bathrooms (4 full in total) have been mentioned to have been having small problems and honestly the originality isn't in the realm of 'vintage'. The reason I ask is that the owners believe that there home should be priced as an 'average' home and is utilizing an average price/sqft to base their price on.

Any feedback on this question would be much appreciated.

Just an opinion here... in addition to your concerns, be sure to get the 'big picture'...

If everything is original, there's a good chance that you're talking a pretty good-size remodeling project. This is not only expensive, but disruptive and time consuming. And that's just the cosmetics.

How is the kitchen? Is it all '60s as well? This can be a very expensive project. And talk about disruptive!

That said, real estate is very supply-and-demand driven, with everything being negotiable. If the house is a rare find in a top neighborhood, the owners might be justified in driving a hard bargain. Otherwise, I'd be tempted to keep looking. And I wouldn't be surprised if the house became a "dog" on the market.

I realize I haven't provided opinions for your questions directly--at least yet. But I'd also take a close look at the roof, the lot's drainage, and a full inspection, including for termites.

And always remember, LOCATION LOCATION LOCATION. Buy the NEIGHBORHOOD first, the home second.
