My water pump seems to run for an eternity after even a little water is used. I have even turned off the main supply after the pump and before the pressure tank to be able to rule out a defective pressure tank. There are no apparent leaks. The pressure switch and gauge on the pump were replaced two years ago as well as the foot valve. Could this be the foot valve yet again? Is it normal for a foot valve to need replacing every 2 years? Can you recomend any alternatiives or possibly a better brand of foot value?

Is it coming up to pressure on your gauge but then keeps running? Seperately, If the pump kicks on as soon as you open a faucet then your expansion tank is not working. Check it's pressure. If a bladder tank it may be torn and if not you may need to drain it and let it refill with air.

I agree, definately the pressure tank. Either the bladder is bad, or the air fill valve is leaking and the air has completely gone out of the compression side of the tank.
