We are building a house with a basement and 2 additional floors. There's a total of 5,862 sq. ft. of living space, 962 sq. ft. porches/balcony, garage 1163 sq. ft., and 346 sq. ft. storage. What would "framing" usually include on porches/balcony? Thanks!

Refer to your specifications on the building contract. Typically it's to interior close in, which includes exterior finishes.. so the decks would need to go to completion, (if noted).

"Close in", means ready for mechanicals & drywall, that would need a weatherproof & safe exterior, the decks would come under that safety umbrella, but only if noted in the specifications.

If it is not noted in the specifications then the owner is responsible for the decking subs.

Altereagle,

Thank you very much. Building specs do not cover this. . .I know, we are dummies. I guess I better get a hammer out. Thanks again, nina
