I know that modular homes are built exactly like on site homes. My question is. Does the value of your property increase, decrease, or change at all once it has been set on site?

The land stays the same unless you have improved it. However the overall property value does increase with the addition of any permanent structure. Your county will reassess your property and tax you accordingly. Once you get your occupancy permit. You will also want to insure the home.

Check to see if you builder goes be Federal Building guidelines. If they do, it home will lower in value over time. Just like mobilehomes. If the builder goes by State guidelines the value of the home will increase. State guidelines are the same ones that on-site stick built homes go by.

Usually we get an apprasal of the home on a lot in order to get a construction loan. All home apprasers use the same guide to apprase site built homes as for modular or system built homes. All modular home plans are approved by your State Dept. of Community Affairs and are inspected by a 3rd Party Inspector during the Manufacturing process. Manufactures use the same guidelines (building codes)as site builders. Keep in mind that System Built homes are built in a controlled enviroment where the weather is never a factor and you have no warping of materials or mold growth.

Interesting thanks for the heads up. I was wondering how it worked in terms of profit should you move and if the value of the home has increased or stayed the same and you cut even.

Question

We had a Modular home built in 2001 and now have our home on the market ( due to job change) we have been told that the resale value of a modular home is less than that of a stick built home. Is this true? and if so why?
