Hope this helps - My wife and I changed an upstairs bed room into a bath room. The hardwood floors were badly stained from wet carpet, rather than sand and refinish with no garantee of success, we lightly hand sanded and painted with an oil base paint, then added three coates of a premimum varnish, lightly sanding with 00 grit between coats. It is wearing quite well.
