I am in the process of buying a home with Asbestos Cement roofing tiles. The realator suggests replacing the tiles but there is no signs of leaking. The only obvious problem with the roof is the moss growth on the on the north and south side of the house. Can they be cleaned safely, if so with what? What is the life expectancy of an asbestos cement roof? Thanks, Dan

Cant' tell you how best to clean them, but I'd suggest keeping them as long as they're in good shape and functioning as they should, keeping the house dry. Removing the tiles can open a whole Pandora's Box of hazardous waste issues. The asbestos is fine as is, encapsulated within the structure of the individual tiles. But if you were to start removing them and they started to break, that's when the asbestos fibers can become airborne and be a potential problem. Remediation of such a condition can run into a lot of money.
