Our P&S 12" square tiles look nice, but aren't very durable.

They were in the house when we bought it five years ago. The surface seems to "tear" at times, and there is a paper-like material under the outside surface. The surface almost seems like a slightly textured, colored, glossy paper.

These are not vinyl.

While I'm hunting for a few replacment tiles, can any of you please recommend a protective coating (sealer?) that I can apply to the surface of the tiles and toughen them up?
