Bvroofing
Hi,

My porch roof is showing signs of water penetration--the white coating on the "ceiling" has brown water stains. We don't have "true gutters," just a slight slope that directs water to the downspout. The roofing appears to be metal-clad with a coating of paint topped off with an aluminum roofing coat.

It all appears structurally sound, so I wanted to ask the best way of stopping the water penetration. Can I apply another roofing coat? Or can I apply new tar paper?

I really don't have the finanaces right now to have it completely redone by a professional.

I appreciate any assistance!

Coatings {as discussed in another recnet post}, are fine in their place, which is generally as a protecive measure for the surface of the metal OR asphalt-based roof covering. They don't really seal up various "openings" that well. "Openings" of a metal roof can occur from screw/nail heads, rusted crimped seams, side or end lap seams, drain outlets, and any abutments you may have with the walls or drip edges. If you could provide a bit more detail on the configuration of the roof itself, and/or photos, I might be able to offer an idea.

I have a top porch which has a railing around and us used for leasure use. However its not pitched and need repair. the ceiling is leaking in apartment. My questions is if the rubber roof is installed can it still be used as a leasure space with railing?
