We installed porcelain tile about 5 years ago. I am so disappointed. It never looks clean and there are water mark stains everywhere. Our contractor installed it but we sealed it (I thought). Can someone tell me how to start from scratch by cleaning and removing all stains then sealing both tile and grout. Better yet, putting some sort of acrylic finish so it will look clean at last.

I know you can remove some sealers by scrubbing them with a nylon brush and something abrasive like softscrub. If it's a sealer that soaks in, you'll have to regrout. It should say on the packaging.

When you sealed it, did you wipe it off after the application?

Silly Me. I thought the only thing you were supposed to seal was the grout.
