Squeaks could mean adjusting the tracks so the door operates correctly. Plus spraying the hinges with WD 40.
The rope on the bottom should slide out from the end. Each door is differs in design, but I'd say to open the door and check on each end there may be a screw or bolt, take it out and the rope should slide out. Take it down and get a new one and replace it and the screw.
