Not sure about sealing. I am sure about monitoring the relative humidity in your basement. If the basement %RH is frequently above 60%RH, mold grows under on the carpeting. Get %RH meter and monitor. $15 at Wal-mart of $25 at Radio Shack. If above 60% get a dehumidifier and keep below 50%RH. This makes your new space the nicest part of your home.
