Just a few troubleshooting ideas:
Have you checked your chain adjustment/alignment?
Is the door being pulled equally on both sides? Check the rails for any bends or damage. Is the unit mounted firmly? I agree with MK about the grease-not a good idea to cover your problem in goop !!
