restore or rebuild? Posted by E Berg on June 30th, 2003 03:18 AM
We are purchasing a property which has a 1942 home on it. The City has red tagged the home because the past owner made many structural/plumbing/wiring changes without permits. One major item is the addition of a partial second story. The city has determined that the structure is not safe to live in without being engineered and corrected. There is also a small area that suffered damage from an electrical fire.
My question is: We can do a lot of the work ourselves. Does anyone have any idea if we are better off just salvaging the new items (vinyl windows, new lumber, new wiring, etc.),
1. tearing the whole thing down and building new, or
2. tearing off the addition and repairing/restoring the original structure, or
3. hiring a structural engineer to develop plans to correct/strengthen the whole place?
It sits on a .28 acre plot and on the outside it looks very nice. New vinyl windows, new vinyl siding and a lot of brick work.
Can anyone make a suggestion? Has anyone done something similar?
