Remodels are very tough to price out with a fixed bid.

Simply, there are just too many variables. You never know what you're going to find when you crack open a wall or pull back a carpet, and in older homes things are seldom plumb or level.

Add to that working in an occupied house...limited working hours, extra cleanup, etc, etc.

In remodels, cost+ or t+m is often the way to go.

It's best to bracket a ballpark figure: If all goes well we can expect $$$. If we encounter no problems, $$. If there are too many cans of worms, $$$$.

Keep the customer updated as to the schedule. Ahead, behind, etc. Always have a couple of options for the inevitable suprises. I can try to blend the repair wth the original horsehair plaster for $$$$$, or I can skimcoat the whole wall for $$$.

After you've developed a raport with a customer, t+m seems to keep everyone happy.
