There are several tracts of homes in Orange County CA built by this modernist architect in the 50s, Eichler, and they all had these bypass garage doors. He used very heavy tracks and rollers, so they lasted well and still work well today.
But he wasn't enough of a visionary to anticipate automatic garage door openers. (Nor did he understand thermal insulation!)
However, a disabled person asked me to put an opener on his when he bought one of these places, I did it using a Rube Goldberg cable lashup.
The door hardware needed only lubrication to make it work. If your garage has the doors intact, the hardware would probably work. If the hardware is missing, you could probably get it through JohnsonHardware online.
If the place you are looking at is one of these Eichler homes, if should not be too difficult to make the doors work as originally. Also, the local homeowner's association may not allow you to change to another type of door; you will have to inquire.
I am not sure that a tilt-up or sectional door can be made to work in that low a ceiling. I have worked with both types and I think it is just marginally too low to work. But don't take my word for it. Check with sectional door manufacturers and Holmes tilt-up hardware to see what they say.
