Hi, Geri. my guess is that since your sandstone was probably formed on what was a salt water beach that some salt is leaching out. You should be able to get this off easily with a stiff bristled dry scrub brush. Putting any kind of a sealer on it is not a good idea. This can actually hurt it's longevity and make it a maintenance headache.
