Our house is around 3 years old. The grout is disintergrating on the bathroom floor. I'm not convinced the builder didn't just put the mastic right on the plywood subfloor, meaning no thinset or cement backerboard. My concern is that if I try to replace the tile and put a mud floor down first that I will have a problem with the height of the toilet flange. Can I expect any play in the drain pipe for the toilet so that I could lift it up 1/2" or so?
I am open to any suggestions.
This is happening in the 1st floor bathroom as well as the 2nd floor bathroom. It seemed to start 2 winters ago when the house dried out and got worse last winter.
