I have purchased a house that was built in 1979, here in Jacksonville, FLA. I just discovered (hard to believe) that the corner of the roof is sagging. The agent, the inspector and myself failed to notice this, and it wasn't disclosed. The corner rests on a 12" x 8" vertical beam, which is on a slab by the front door. This slab has cracked away from the foundation, and it appears that the beam is pulling the corner of the roof down. It shouldn't be a weight bearing corner. A slight bulge is noticeable in the roof line, and looking at the eaves from the side, you can see a seperation in the flashing.
What is the likely cause, type and cost of repairs, and is there any legal action I can take towards the home inspector, agent and previous owners? This is not a new problem, as the vertical beam has spacers wedged under it (which were 'hidden' by planters at the base when we were looking around.
