Dig down a foot and you're likely to find water here. Area is low-lying surrounded by tidal water. Past year rainfall is something like 150% of average, but standing water when it occurs isn't all that close to the house. In August 2002 when we bought the house, it was near the end of about 18 months of drought and even then it was damp in the crawspace.
