No water pressure

I have a well system, and the only leak I can see is from the bottom of my pressure tank. I tapped the pressure switch and the well pump began to run. The pressure was at 25 psi then rose to about 40 psi. The tank is building pressure ask I type, but I can see water flowing at the bottm of the "hole". The pressure tank and switch are located outside the house in a cider block area below ground level, and is it ever a tight area. I would appreciate any feed back on what to do. I do no know if I should buy a new pressure tank or if there is a fitting that can be changed?
