hardwood floor stains

greetings,
I'm trying to restore a 1025 white oak wood floor, very complex herringbone design, and I want to get it right.
There was a very dark stain on this wood, and after sanding, the floor looks pretty good.
There is still, however, some sections that have stains, (old, prob. pet urine or something).
These will no doubt become more predominant once finished/coated. One guy suggested I wash the floor with a lye mixture, sand again, then coat.
He says that will give the floor a more uniform
color. How does the lye react to the white oak?
